- June 2006 - My wife, Georgene and I are "patiently" waiting for our county to provide us with our building permit for our new house. Since Revit Version 4.5, I've designed 3 variations of homes before we received bank loan approval a couple weeks ago.

- January 2007 - We're making plans to move into the home I designed in Revit within the next week. As a note of thanks we took out a personal ad in our local newspaper to thank our general contractor, Jim Helms owner of Quality Built Homes, Inc. for his efforts. Home Loans and Financing
You must establish this first.
Your contractors, realtors and lenders will need this number to help you define, design and build a new house.
- Pre-Loan Approval: Before you start the home design process, home builder/contractor selection review, the land purchase process and/or realtor meetings; you must know how much house you can afford.
- Home Loan Documentation: Debt, Assets & Income: Documenting what you owe, the value of what you own and how much do you make (income) will determine the size of your home loan that the lender will consider.
- Home Loan Appointments-Beyond Bankers' Hours: Many lenders provide "after hours" appointments to discuss and/or service your borrowing needs. This may include home loan appointments that are scheduled for early evenings, weekends, and mornings.
- Home Builder and Property Developer Financing Packages Property developers, real-estate brokers, large and smaller home builder-contractors sometimes have pre-arranged financing packages available if you build with them.

Location. Employment. Schools. Transportation. Shopping. Hospitals. Entertainment.
- Builder-Contractor Owned: Some lots or building sites require that you build your home with the contractor selling the property. In that case, you'll need to evaluate the contractor at the same time as you evaluate your lot selection. Once you purchase the property, you're now obligated to build with this contractor.
- Transportation: Consider the modes of transportation available to the lot, subdivision, or building site you choose for your home. City or school bussing, bike paths, train or light rail, park and ride, expressways or regional car pooling.
- New Property Developments: If you are one of the first to purchase and build; you may have the best opportunity to see the value of your home increase faster than if you are the last to build in a new subdivision.

Selecting a Contractor Based on Value
On average, it may take 12-24 months working with the contractor to define, design, finance and build your home. This person is going to be part of your life for a while. So find someone you feel comfortable sharing this ride.
- Design References: Ask to see 1-3 homes that the builder has recently completed. They should be similar in cost and design to the house you want to build.
- Quality References: Ask for the street addresses and drive by homes they've built over several years. Depending on the homeowner, this may demonstrate the durability of their work. For example, our siding contractor gave us 7 homes that we could drive by to view our final two color and siding selections.
- Documented References: While most of their previous home projects are now occupied, a wise builder will have and maintain a photo album of exterior/interior photos from their previous projects.
- Client References: A quality builder will have letters of reference by recent, satisfied clients. Our builder had recent letters and several that dated back a few years.
- Display Models: Larger builders may have show models that demonstrate their design options. Smaller builders may have existing work under construction they might be able to show you. A local "Parade of Homes" many times showcase the quality of both small and larger builders. Our builder gave us a tour of his home where he showcased his craftsmanship and unique design ideas.
- Bank Contractor References: As you shop for financing, ask the financing institution for contractor reference(s). Financing institutions inspect the home several times during the construction process. They have contractors that have caused fewer or no problems for them. It's a WIN-WIN when they share these suggestions with you.
Plan to Succeed
Detailed documented planning will keep your project on time and budget. Maintain a journal for questions and a todo list, a page-size calendar to map out important dates and letter-size printouts of floor plans & elevations for meetings.
Contractor Communications and Collaboration
Contractor Communications
- Improve communications with your contractor. Ask your contractor for both their office & cell phone number and email address. You should provide the same to them. Indicate which is the best and first to use. My contractor contacted me several times when he needed an immediate decision or answer from me. Each time we avoided costly delays from playing "phone tag".
- Substituting Subcontractors: A quality general contractor builds with a proven, hand-picked team of subcontractors. These subs have a proven record of timely delivery and meeting client budgets.
Be careful when you suggest substituting your contractor's plumber with your friend's part-time plumbing business.
Remember, your contractor is contractually in charge of your project's budget and scheduling. He/she needs to review and approve this substitution prior to construction. Your sub needs to meet with your contractor as part of this approval prcoess.
They must be able to meet the contractor's scheduling, payment, lien waiver, quality and warranty requirements. Your lendor must see the contractor is holding every sub financially accountable for their portion of the project.
They are your representative for the complete project. - Consistent, Scheduled Project Meetings are the best means to communicate regularly with the contractor to review your project's progress.
Be professional! Set meeting times convenient to both of your schedules. They may be in the evening or on the weekends. Remember, meeting times during the day, cut into the builder's time to work on your home.
Meeting frequency and length of meeting time will increase as the project progresses. Ask your builder for the agenda of the next meeting(s). It empowers you with more time to discuss, research or think about the next level of decisions or choices YOU need to provide to your contractor.
Homeowners create expensive delays and cost overruns to their project by their failure to make a decision and/or rechanging their decisions. Make a decision; stick with your decision.
Builders must communicate early to the homeowner the next decisions the owners need to make for the builder. This keeps the builder's crews steadily working on your project. Without a decision; the builder will move the crews to one of their other projects.
Your goal, provide a steady flow of timely decisions to the builder to keep them on your project.
Add Value First
Add value-based upgrades (better windows, doors, plumbing fixtures, furnace, cabinets, countertops or higher energy efficient appliances) before adding more space.
The Change Order: Tracking the Cost of Design Changes:
Balancing Cost, Value and Time of Change Orders
- Change Orders Your lender and builder agreed to lend and build your home based on the original drawings and specifications you contractually agreed upon. Any change to those home plans and/or specifications is done through a document called a "change order document".
- The builder prepares the cost and any revisions to scheduling for the proposed change order. The change order tells you and the bank the cost of your proposed change. The change may create additional cost (add value), it may be a negative cost (removes value) or the change may not have a cost associated to your change.(equal value)
Your builder provides you this information prior to implementing the change order. As you "financially review" the cost of your decision; you approve or cancel the proposed change order with the builder. - Change orders typically cost something; time, quality and/or money.

Energy Conservation & Considerations
- Light Fixtures: Consider purchasing light fixtures that can use compact fluorescent light bulbs. Our new home has more than 2 dozen compact flourescent light bulbs. We placed these fixtures in areas where the lights were turned on for prolonged periods of time.
We use 15-watt flourescent light bulbs instead of the traditional 60-watt incandescent bulbs. Our local hardware store was providing "instant rebates" that allowed us to purchase each compact bulb for $1.00. Watch for more of these rebates. As governmental energy agencies and the lighting industry recognize the benefits of today's flourescent and LED lighting technologies.
Remember, compact flourescent (CF) require special disposal. Don't just throw them away in your regular garbage.
Australia considers banning wasteful incandescent bulbs. - Motion Detector (ON/OFF) Light Switches: These light switches have saved electricity and provided a safe, convenient "hands free" method for turning on lights. We installed them in the bathrooms and utility room. When you enter the room or open the door the light turns on. After you leave the room and it no longer detects motion in the room, it will turn the lights off.
The exterior lights detect motion and the light of day to determine whether they should turn on. - Ceiling Fans can improve the heating-cooling efficiency of your home. Consider installing them in each bedroom and in the main living rooms. Wall dimmer switch controls add convenience to adjusting fan speed.
- Room and Window Placement The west winds, the intense southern Summer sun, the early rising eastern sun and the northern winds and lack of sun should be considered when designing your home's room placement and their associated windows.
Rooms and windows on the south side of the house will absorb heat year round; summer and winter. Design roof overhangs at least 2' feet deep; that will block the summer sun and the associated heat.
Design rooms and place windows on the east side of the house where light and the heat of the early morning sun is desirable. The sun can rise as early as 5:00 am in the Summer and 7:00 am in the Winter. If you're not an early riser, place your bedrooms on the west or north side of the house.
From late Fall into late Winter, the west wall is exposed to low sun angles and harsh wind chill in northern climates. .
Accessible and Universal Design
Accessibility and Future Re-design/Reuse
- Wheelchair access:
Design at least one first floor bathroom to provide wheelchair access for guests and maybe someday for you. - Consider designing a "one step" or "no step" entrance. Wider sidewalks that gently slope up from the driveway to the front stoop improve accessibility. Alert your contractor of your intentions; so they can properly set the height of the first floor and basement relative to the final grade.
- Lever Door Handles: These types of handles provide easier access than traditional round door handles. Children, older adults and anyone carrying groceries can open lever-handle doors without the need to "clench and turn" the handle.
- Outlets, switches and controls: We placed our wall outlets at the ADA height of 16" above the floor. One regret, we didn't set the wall switches and thermostat at a lower height. Something to consider when working with your electrical contractor.
There are several dimmer switches to adjust the intensity of light. - TV viewing areas do not have windows next to the TV to avoid the bright light from windows contrasting against the TV screen; making it easier on your eyes.
- Larger energy efficient (Low-E) windows provide light, fresh air and venting in almost every room. This includes our walk-in closet and bathrooms. When the bedroom and bathroom doors are open; their windows provide sufficient daylighting to light the adjoining hallway. Every effort was taken to reduce the need/use of electrical lighting during the daytime.
- Sound Insulation Every bedroom interior wall was insulated with batt insulation to reduce noise between adjoining bedrooms, hallways and bathrooms. Laundry and utility room walls were also insulated. This has created a significantly quieter home.

- This is a free 38MB download that allows you to create, save and print 3D floor plans.
I downloaded this for my dad. He wanted to document some floor plan ideas and visualize them. I think it works pretty well as a free, very-entry level floor plan visualization tool.
Things like Text, Dimensions, and upper cabinets are not included. I would suggest that they include a limited amount documentation entities. Such as; Text for Room names and Dimensions for the overall building footprint dimensions.
When using, remember to pick items and then use the right click button of your mouse. It provides menus for move, copy, edit door swings, etc. When you select a wall, door or window; a dimension pops up. Pick the dimension text and change the value; it will then move the item you selected. Pretty cool.
