5 Tips to Improve Your House Price
1. Turn your house into a TardisEvery property could do with more space, so do what you can to make it feel that way. Clear up your clutter, put things in cupboards, even move furniture to one side or put it into storage when taking photos or conducting viewings. Unfurnished properties always look bigger. People love houses where all the bedrooms are big, so again do what you can to emphasize space in these, and consider turning your office or box room back into an extra bedroom.
2. Extend
So if you REALLY want to add value, you can not just make the space look bigger, but actually increase it. Loft conversions, conservatories, extended kitchen/diners or even cellars can all add value to your home if you are careful with your money.
3. Put a real effort into the pictures you use for marketing
Take great photos - in good weather conditions, from the angle that best suits your property, interior and exterior. It's amazing how many properties on big websites have no photos, or really poor ones that would put anyone off.
4. Spruce up the exterior
Look at your brickwork, paint or cladding. Is it shouting 'run down council house from the 1960s?'. People want to buy into an aspirational image, and first impressions count to them - and their friends when they come round to a housewarming party. At the very least, give your front door and window sills a lick of paint.
5. Don't live at number 13.
Seriously, research has proven that properties with the number 13 are less valuable as people think they are unlucky and don't want to live there. Spooky.

- Great lens - Agree with living at No.13. If you are thinking of getting a loft extension or conservatory make sure you get a range of conservatory prices first and compare. Also make sure any improvements will add to the value of your home.
