How To Flip Houses!
Well, there are actually at least three new ways to Flip a House. One way is the traditional way of purchasing property, rehabbing it, and re-selling it. The Second way involves Flipping a House without even stepping foot in the door, and a Third way to Flip a House is a way to do it without even being in the same state as the House you're Flipping! The Third Way to Flip Houses...
REOs
The Third way to Flip Houses involves buying houses at auction either on site or on-line, and yes, you can be in another state depending on how the auction is conducted and how quickly the funds are needed. This generally won't work for a third-party investor in the Northeast Region due to a number of factors. The main reason is because the Auctioneer/attorney wants a bank check that very same day, so unless you have at least $5,000 in cash or a bank check right there at your disposal, this method is a bit more difficult to accomplish.If you don't have the funds at all, you'll need an investor who can and will write a check made out to the auctioning attorney to hold in escrow should the bird-dog / investor be successful in his or her bid and win the property. If, however, you do not have the funds, and you still think this is the best method for you, then try out the auctions that take place on-line in different states. There are on-line auctions where you can click your bids in - and get the funds in later.
