It's not going to be any less painful if you wait a week, a month or whatever. If anything, you're doing your partner a disservice by keeping them hanging on for so long. So make it quick. You'll actually be doing them a favor. End the relationship/affair now.

Another thing you need to do is be direct. Don't beat around the bush. A simple "This isn't working" is the best approach. And then, explain why. Let the other person know why the affair isn't working out. If you can give some clear, plain facts, it won't make it any less painful, but it will be a lot easier to accept. A simple, "I just want to end it" isn't going to go over well. But a well thought out explanation will go a long way. People actually appreciate directness. They don't like to be strung along for the duration.
