I am writing this because I recently sold my house. I was nervous about how long it would be on the market, but I did research and came up with an action plan. This plan was so effective that I sold in 27 days for 98% of my asking price! I was so thrilled with the results that I wanted to share them with others who want or need to sell. After we got settled in our new home, I sat down at the computer and wrote down what I did to sell the house. That turned into an ebook: I CAN Sell This House!

I am absolutely not an expert in selling a house. As a matter of fact, this was my first time! I knew that it was time for us to sell, though, so I made sure that the house was 100% ready for showings before we listed. I edited, cleared out, added when necessary, and staged the yard and every room to sell. Once we started getting showings (within 2 days of listing), I made sure that the house stayed in perfect showing shape at all times.

Need to Sell Your House? I Can Help! 

My book, I CAN Sell This House: Secrets to Selling Quickly in a Buyers' Market is somewhat based on research and advice from Realtors, but it is mainly based upon what I did to sell the house. As I said, I am not a real estate expert, but I put lots of time and effort into the job. As a matter of fact, when I asked my buyers what set my house apart from all the others they had been looking at for over a year, they said that it just felt good. The wife told me that she even said to her husband, "I can't believe anyone lives here!"

That was exactly what I was going for. I needed to depersonalize the house to the point that all a prospective buyer could tell about me was that I was neat and tidy. And that is one of the keys that is so difficult for people. People become emotionally tied to their house, and this makes it very difficult to view it, or its contents, with the objectivity necessary to sell effectively. Some Reasons to Be Positive About Selling Your House 

It's not all bad news out there!

  • Since they call it a "Buyers' Market," that means that there are buyers out there.

  • Prices are at a four year low. This means that people with good credit who might not have been able to buy a few years ago can now.

  • Since many sellers are desperate, you will keep your cool and make your house stand out from the crowd.

  • Panicky sellers feel helpless, but you will list your house from a place of certainty that you will sell. It will make all the difference in the world.

  • Frantically stapling "For Sale, price reduced" flyers won't get you buyers. Knowing that you can use the power of the Internet to target your marketing helps bring in your buyer.

    Checking out emotionally will help you check out physically. It's relatively easy to sell "a house." It's almost impossible to sell "my home."

    Rule Number One for Selling Your House

    Get into the spirit. If you don't truly believe that selling is the right thing to do, your subconscious will constantly be fighting against your conscious actions. You'll set up a psychic tug of war, and you won't get anywhere.

    Do you feel lucky? Well, do ya, punk?

    A few years ago when home values were soaring and it seemed like there was no end in sight, multiple prospective buyers would engage in impromptu bidding wars at houses that were for sale. Sellers watched like they were watching a tennis match, smiling broadly while they calculated their ever-growing profit. Ah, yes! Those were giddy times!

    Alas, those times are long gone. As folks began to default in greater and greater numbers on mortgages that they couldn't afford, the whole house of cards came tumbling down. Now, selling is a serious business. It must include creative marketing strategies and a specific action plan to get the house sold.

    While you might not have needed a Realtor in years past, past is the operative word. More than ever, it is important to have someone on your side who knows the market in which you're selling.

    With as many houses as are choking the MLS listings right now, it is imperative to have a professional working with you and for you whose business it is to make your house stand out in a crowd. Someone who has spent years building relationships with others in the business and someone who can professionally market your house, using not only print ads but also the power of the Internet to get the word out.

    And what is the word? Here is your new house! Not "This house is for sale." So what? There are tons of houses for sale. You and your Realtor have to work as a team to market the house you are selling as a potential buyer's dream home. This takes loads of work--and more than you probably want to deal with alone.

    A Guide To Using Your Intuition to Sell Your House

    I large part of my action plan to sell our house in Orlando was to make sure that all of the steps we took had focused intention behind it. When we decided to take a step, we believed that it would help us sell the house.

    We didn't wonder, "Gee, will this help us sell?" We knew, "This well help us sell this house." It makes a huge difference. I think that there are so many resources--great ones--out there that give you great tips on how to sell a house, but I don't think that many of them focus on acting with intention.

    So, I started a blog to go along with my I CAN Sell This House website. It has practical advice, but it also highlights ways to use your intuition to help you make the right selling decisions as well as tips for acting with intention. I think you will find it useful and informative. Plus, I think it is written in a rather enjoyable style, if I do say so myself.

    You Really CAN Sell Your House 

    I know that selling a house in this down market can be a daunting and scary task. Believe me--I sold in Central Florida as the bottom was falling out! You can do it, though. I know that you can take the steps necessary to sell your house! You need to emotionally disengage, edit your belongings, stage every room and maintain that stage. You can also do tons of marketing on-line--often at no cost, or for a nominal charge.
