Indianapolis Commercial Real Estate

Indiana As A Destination for Business.

Indiana is a great place for business!

In 2011 state lawmakers cut taxes for business as a burst of energy for the states economy. Coupled with great family values and the beauty of the midwest, those looking to set up corporations and businesses can be poised to take advantage of the economy as it recovers.

Welcome to Indiana!

How the Tax Rate Will Affect Business and Commercial Real Estate.

2011 has been a great year for Indiana business owners. State lawmakers cut the tax rate from 8.5 to 6.5 percent. This is going to take place gradually over a span of four years, but by 2015, it will mean a cut in taxes of 25 percent.

The states competitiveness with surrounding states in the Midwest is now serious. The decision to pass this legislation was a deliberate and welcome move to bring business here to stay, and to keep them happy to remain.

Bringing the ranking of good tax rates for business up from 21st to 10th place when measured with property tax, unemployment insurance, and other considerations.

This is a fantastic time for business. As more corporations begin to take advantage of the improved conditions of financial potential, the competition for good commercial real estate will increase.

Now is the time to begin looking for where you want to be in Indiana.

Commercial Real Estate Needs

The economy of the state of Indiana is fueled by advancement in a variety of industries. Indianapolis commercial real estate is readily available for lease for businesses large and small.

The needs of the specific business office will determine which type of property can best stimulate its success and growth. Before selecting a new location for a small startup or even a large existing company, there are a few parameters to take into account. Such as:

Space and Storage
Convenient Access and Parking
Cost
Location

The Indianapolis 500

Indianapolis 500On May 30, in the year 1911, when Taft was president, the first united States long-distance auto race was held at the Indianapolis Motor Speedway. Ray Harroun left with$14,000 dollars after leaving everyone else in his 75 mile per hour dust.

It might not compare with today's prize of over one million dollars, but Ray certainly was not any less thrilled, and neither were any of the spectators at this historic event.

Choosing Office Space

What Does your Business Need?

One primary concern to be addressed is the size of the Indianapolis commercial real estate. Square footage, ceiling height and the dimensions of individual rooms and offices should be noted. Storage is a factor often overlooked. Stocked supplies, networking equipment, and other on-hand items need abundant areas in which to be stored. Closet space, shelving, and additional full-sized storage rooms are a few examples of places where such things can be positioned.

There must be adequate areas for both customers and staff to park their vehicles. In the instances of some companies, this will include areas for larger vehicles, trucks, busses to pull up and or park. Determine which types of vehicles will be frequenting the Indianapolis commercial real estate property before selecting your location.

Lease payments will vary depending on a variety of factors. The landlord may consider the value the property has in general as well as the value it may have to the particular business when setting the proposed rates. He or she may also have set rates. The lease payment may depend on the risk involved in allowing certain types of equipment to be used.

The location itself is also an inherently crucial factor. Naturally, the distance from interstate access will be an issue to consider when a company owner selects Indianapolis commercial real estate property.

Canal and White River State Park

A Beautiful Addition to Indianapolis!

Canal WalkCanal and White River State Park is the nation's only urban state park and is a fabulous place to spend time. It is the centerpiece for Indianapolis' Canal Cultural District and is located just west of the downtown area, between Washington and New York streets.

The White River Gardens features a conservatory and butterfly exhibit. The features are both indoor and out, so no matter what the weather, you can enjoy this aspect of the park.

The Canal Walk has extensive paved walking paths on both sides of the canal. There are many places to relax and enjoy the gorgeous scenery (or people watch) along the routes. Travel the paths by walking, jogging, skating, biking, and even renting a Segway if you like. There are peddle boats are available and gondola rides as well.

The Indianapolis Zoo is within the park. It has an extensive habitat for animals varieties, even marine mammals, with a dolphin exhibit.

The Indiana State Museum offers a very interesting display of all 92 counties. There are two restaurants and a two-story gift shop here.

More attractions are available at this destination, such as: The Eitlejorg Museum of American Indian and Western Art, The NCAA Hall of Champions, Victory Field Home to the Indianapolis Indians, Congressional Medal of Honor Memorial, The Lawn at White River State Park, and the IMAX Theater at the Indiana State Museum.

The Irvington Historic District

Irvington Historic DistrictThis beautiful area is known for it's incredibly diverse architecture, historic buildings, and the lovely winding streets laid out so perfectly, just as the planners had envisioned it would be; romantic, Victorian, and sleepy, with just the right undercurrent of excitement.

The site was chosen for it's terrain, conducive to homes, shops, and ease of interaction for residents. It was one of the very first suburbs planned for the Indianapolis area and has played a very important part in the cultural history of the area.

Butler and Northwestern Christian Universities played a large role in shaping the atmosphere of the town, providing an educational backdrop and setting the standard for accepting anyone, no matter what skin color or gender.

Today, the district is well-known for it's artsy bent and fine dining. This is a wonderful place to spend the day, wandering about the town and shops, sampling the local fare and excellent foods.
