What is Concrete Floor Polishing?
The concept of polishing concrete with diamonds has been around for quite some time. But this type of alternative flooring really started getting exposure when some of the larger retail stores like Lowes, Costco, Wal-mart and large chain super markets got on the polished concrete band wagon. All of these companies were looking for a long term, low maintenance floor system while creating a durable floor finish that still looked good. Polished concrete has become that new trend. Have you been to any of these stores lately?There are quite a few advantages to polishing concrete. To sustain that lustful shine it requires no wax, or polishing products at all. With recent advances in concrete polishing technology, businesses, home developers, and retail stores are now polishing their concrete floor surfaces, both new and old, to a high gloss finish that never needs waxes or coatings.
Concrete has a superior durability to other materials, maintenance is about as low as it gets, and the reflectivity is amazing. These are just a few reasons why businesses, retail stores, office facilities, and warehouses are turning to concrete polishing.
Grinding and repairing an old warn concrete slab is generally quite a bit less expensive than replacing the entire slab with new concrete. We also treat the concrete prior to concrete polishing. Other resurfacing repairs usually include epoxy or acrylic coatings. These methods bond to the surface of the concrete only, and in time will ware and chip away only having to re-apply that material after removing the old material which can get very costly. Coatings and overlay materials are normally not a good long term method as they are softer than concrete, and can be damaged easily. Black tire marks are a big complaint with epoxies and acrylics. Not so with polished concrete.
Benefits of Polished Concrete Floor
During the concrete polishing process a densifier is applied.Densifiers penetrate into concrete, then chemically react with the calcium hydroxide within the surface of the concrete. This chemical interaction creates another by-product that fills and closes the pores in the concrete, this produces a denser surface.
It not only protects the concrete from the inside out, it also hardens the concrete by up to 40%. This eliminates the need for a topical coating, which reduces maintenance significantly (No sealer).
When the concrete is brought to a full polish there is no need to apply any coatings or wax. Waxing the surface would be defeating the purpose of a fully polished floor because the concrete floor itself is already shining, no need for anything else (less maintenance)
Options With Polished Concrete Floor
Polishing concrete requires a series of polishing steps culminating with the use of 1800-3500 grit diamonds. Each step in the process increases the shine and reflectivity of the concrete. Of course, there are other options, which though they stop short of 1800-3500 grit diamonds, and are still beautiful: A "honed finish" stops at 220 grit diamonds. This "honed finish" has some surface shine, but is still smooth and easy to clean.It is usually a good idea for the customer to review the floor at the 400-800-and 1800 grit diamond level of shine if the customer is unsure if they want a fully polished look (though most clients do want the floor fully polished). Clearly, there are many levels of floors that stop short of truly being "polished concrete", yet still have their own advantages.
Can all Concrete Floors be Polished?
Almost any structurally sound concrete floor, whether new or old, can be polished. But there are some exceptions. For new floors, no special mix design is required to achieve good results. However, the floor should be in place at least 28 days before polishing begins to ensure adequate curing. Some retail and warehouse facilities that plan to polish their floors after placement may specify the installation of as smooth a floor as possible to minimize the polishing steps required.Existing floors typically require some surface preparation prior to polishing to remove dirt, grease, coatings, or blemishes. However, floors that are wavy, need extensive patching, or are extremely porous may not be good candidates for polishing.
