August 2005 will be remembered in New Orleans as the biggest natural disaster in the US. As such, there are major rebuilding opportunities.

Rehabbing New Orleans Investment Property is a sure fire way to create wealth and cash flow if done properly. Buy right, do your due diligence and keep costs under control to lay the foundation for success.

The exit strategies available to investors when applying the "invest right" principals are three fold. The first strategy is to keep as a rental and use a long term loan. Buying New Orleans investment property at $0.18 to $0.20 cents on the dollar of appraised value it is an excellent way to ensure your high cash flow.

The second strategy would be to sell to a landlord. It isn't full price but the quick sale by offering cash flow and equity to a landlord in addition to the GoZone tax benefits appeal to buy and hold investors.

The third strategy is to sell the investment property to a retail buyer. There are some options here as the seller can offer down payment assistance in the form of a 2nd mortgage to the buyer which can often be the difference between doing a deal for full price and waiting a few months for a fully qualified buyer.
