Tips for Hiring a Real Estate Professional

It is almost unheard of in these economic times and especially the real estate market, that someone would consider purchasing a home without any guidance from a real estate professional.

When a buyer is ready to move forward in the purchase of a new or resale home, here are some good tips and questions to ask before selecting a real estate professional.

%u2022 In today's market it's especially important to find someone that has some experience and knowledge of the market place. So ask them how long they have been licensed and home many homes they sell on average each year.
%u2022 You want to be "exclusively" represented by the real estate agent. What that means is in every scenario, they will exclusively represent you and not the seller.
%u2022 Be sure the agent you're interviewing is a good listener and not a talker. Be sure they listen and are attentive to your needs.
%u2022 Find out what services you'll receive. Be sure they will provide you with a Comprehensive Market Analysis (CMA) for the home you decide to purchase. You don't want to pay more than the home is worth. Don't take the agents "word" on value. Review the comparable sales so you can make an informed decision. Also make sure they will coordinate title, escrow, mortgage, appraisal, and inspections, as well as offer professional services referrals (i.e., licensed contractors, painters, etc.).
%u2022 This is one of the most important financial decisions you will ever make in a lifetime so be sure the real estate professional you hire does not rush you through the process and will take as much time as you need.
%u2022 I never argue with intuition so if something doesn't feel right or you feel the least bit uncomfortable working with this agent, then by all means do not work with them.
%u2022 Be sure the agent offers FREE Buyer Representation, with no upfront or out-of-pocket expense to you. Commission fees are paid by the seller not the buyer.
%u2022 And last but not least, communication is the key. Be sure your agent will continually follow-up with you and keep you abreast at all times of the situations at hand.
