I am an Atlanta area REALTOR with a working knowledge of the real estate market in Cobb, Cherokee, Paulding, Bartow, Fulton and Dekalb counties. Are you looking to put your home on the market? The most important decision you need to make is who you want to represent you as your Realtor. Here are some things you should consider when looking for a Realtor to sell your home:1. A Strong Internet Presence: Approximately 75%-80% of potential home buyers start looking for their new home on-line. This is very large number. It is important for your Real Estate Agent to have a strong web presence. They should have information readily available about themselves as well as their listings.
2. Advertising: It is extremely important to know how your Real Estate Agent is going to market your home. Do not be afraid to ask them what their marketing strategies are. A large chunk of them should be on-line however that should not be the only source of advertisement.
3. Honest Advice: It is important for a Real Estate Agent to be completely honest when selling your home. Obviously when you are selling your home you want to make the best profit possible. However, your Real Estate Agent needs to be honest with you about the pricing of your home. Unfortunately, some Realtors may give you a higher selling price even though your home may not be worth that in order to get the job. Overly priced homes do not receive as much traffic and generally expire without a sale. The Real Estate Agent and the seller invested time and energy into something that produced no results. Your agent should be honest about pricing as well as the things you can do to help get your home ready to be listed.
4. Local Knowledge: Local knowledge is extremely important when listing a home. Your Real Estate Agent needs to know what other homes in the area have sold for, what buyers are looking for in your area, etc.
I love my job as a Real Estate Agent. I take it very seriously and enjoy every second of it. If you want to sell your home please consider me to be your listing agent because:
1. I have a strong internet presence. I will list your home immediately on MLS (Multiple Listing Service) making it available to all the local Real Estate Agents and their clients. 2. I advertise with many different venues. I believe that advertising is one of the most important parts of selling a home. My goal is to reach as many potential buyers as possible. A large part of my advertising is done on-line but I have many other medians as well. Here are some of the ways I advertise my listings:
* Brochures: I have teamed up with local area businesses where I display my brochures. In my brochures I feature my current listings with photos and descriptive information as well as an on-line link where the buyer can find more information.
* Just Listed E-Flyers: After listing your home I will e-mail a Just Listed Flyer out to my network of other Real Estate Agents in the area. This allows them to see what is new on the market for their clients.
* Post cards: I am always mailing out postcards to potential clients reminding them of my services. It brings a lot of traffic to our website allowing buyers to see your listing.
* Virtual Tours: It is important to give the buyers the real feel of your home. I will put together a nice and inviting virtual tour that I will add to the listing on the internet. It gives the buyer more information before coming to see your home.
* Newsletters: I have a monthly e-mail newsletter that I e-mail to my network. In this newsletter I feature my listings as well virtual tours and photos of the listings.
* These are just a few of the ways that I advertise my listings.
3. I am honest. I will prepare a market analysis of how I believe your home should be priced. That price will be based upon research and facts. I will give you a fair price that is not too high or too low. I will also give you my personal suggestions on what I believe you can change/work on to help prepare your home to be put on the market. I work with contractors daily and have many connections in the community. If you need some work done I will help you find the best professional for the job.
4. I have local knowledge. I have lived in the NW Atlanta area for the past 12 years. I know Real Estate in this area! I also have salesmanship, access to networks and a strong knowledge of what goes into pricing a home.
