2. Is the property surveyed?

3. Is financing available?

8. Does your building site include utilities?

Choosing the Right Builder

Choosing the right builder can be difficult and time consuming, but putting in that extra effort ahead of time can save you from a lot of headaches later on. Anne and Steve, recent buyers at Chalk's Landing in North Carolina, are currently building a beautiful, Craftsman-style house there and shared their approach to finding the right builder.
They started their search by talking to a couple friends in the area-one of whom is a local realtor. Both friends suggested the same builder and said Anne and Steve would be very lucky and happy to work with him.
They took their friends' recommendation and set up an appointment with the builder. They met for about an hour and learned that he had been building houses for more than 40 years and that his crew had been with him for decades. "You get great results when you've got someone who uses the same people over and over again," Steve said.
The builder took them through a house he had built for another couple. Anne asked the homeowners if they'd choose the same builder again and they responded with an emphatic "Yes!" This was just the response they were looking for.
While many people interview a number of builders, Anne and Steve felt comfortable with the first builder they'd met and decided he was the perfect person for the job. "You'll know if he's the right person within 30 or 45 minutes," Steve said. "And although we completely trust him, we still wanted to sign a contract. I would tell anyone else to do the same."
A few weeks into the build, they're extremely happy with their decision. "Most builders spend a lot of time in an office," Steve said, "but our guy is out at the house all the time, so that means we don't have to be there. And if they run into any problems, they'll call us."
It's important to keep in mind that no building experience is without rough spots-whether it's from delays in construction to something not looking exactly as you'd planned-so it's important to have a good rapport with your builder so you can feel
comfortable talking things through and determining the best course of action.
Most people may not find the perfect builder as easily as Steve and Anne, but if you know what you want, do your homework, and never settle for anything less, you're more likely to enjoy the experience and be entirely satisfied when you're able to move into the house of your dreams.
