Remodeling Costs - Will you get your money out of it?

Have you been thinking about remodeling your Lehigh Valley home and possibly updating your kitchen or bathroom? Wondering if remodeling is a good investment? Are you doing updating for your enjoyment or are you looking to increase appeal for selling in the near future?
The resale value of many remodeling projects has not kept pace with the costs of those projects, according to the 19th Annual Remodeling Magazine's 2006 "Cost vs. Value Report." This report shows prices for most remodeling projects continue to increase, though the value the project adds to the home has decreased. In fact, most remodeling projects will lose the owner money on a sale. Homeowners cannot expect a dollar for dollar return on their money. For example according to the report, a midrange kitchen remodel might run a homeowner $54,241 with a resale value of $43,603 which yields a return of about 80.4% of your investment. Another remodel project that reaps high returns is a bthroom remodel which runs about 12,918 with a resale value of 10,970 provides a return of about 84.9% of the cost recouped.

Take a look at the chart below for information on cost recouped based on specific projects:

Sunroom Addition $49,551 $32,854 66.3%

The bottom line would be to consider talking with a real estate professional about the market in your area if your planning on selling and figure out what ther recomendations are with regard to updates. Understanding your local market will help you to determine what projects to move forward with and which ones to skip! If your planning to stay in your home for a number of years to enjoy the remodel then by all means move forward, but if your looking for bang for your buck with a quick sale then you should do your research and make informed decisions.
