Selling your home is one of the biggest decisions you will make...these tips can help to make your move happen quickly and with minimal stress.

#1- Clean out the clutter! You will be moving soon anyways, so start packing. Personal photos, knick knacks, uneccessary furniture, etc. should all be boxed up and put in the basement or garage.

#2- Fix it! Go through your home as if you had never been in there. Open doors, cabinets and drawers. Run the water, look at the floors. If you see something that isn't functioning properly fix it now so the buyer won't use it as a negotiation tool.

#3- Make it spic and span! Give that house the spring cleaning of a lifetime.

#4- Spruce it up! Dated flooring and paint can cost you a ton. A fresh coat of neutral paint and some new flooring can bring dividends and get the house sold fast.

#5- Stage the home. Hire a home stager or do some research on the topic yourself. Staging makes the home attractive to a large audience. Think "show home".

#6- Landscape! Now is the time to be certain that your curb appeal is high. Put in some flowers (yellow ones have been shown to increase showings!), freshen the mulch and keep the lawn mowed.

#7- Be accessible! Allow your realtor to schedule showings when it is convenient for the buyer. Put a lockbox on the door and be gone for all showings.

#8- Get the family on board! Keeping a house "show ready" is hard work, get the family involved in a team effort.

#9- Get preapproved for your next mortgage! Knowing what you need to make your next move happen will put you ahead of the ball when negotiating on the sale of your listing.
