Here is a little about Dan:
Dan Auito has been with the U.S. Coast Guard for the last 20 years most of that time in aviation. During that time he has acquired two real estate licenses an appraisers certification, founded a non-profit drug prevention corporation, headed a real estate consulting group and has recently written his first full scale real estate book.
At the same time he has built a website that supports the book's readers. Dan lives with his wife Kimberly and their two children Brandon and Briana in Florida.
Dan's primary mission is to support each other in all facets of the real estate trades, membership is free, all that is asked of you is that you help other members when you see an opportunity to contribute your specific knowledge, skill or kind words.

Finding A Real Estate Agent
It's not always best to do it on your own, especially in real estate investing.
Don't follow in the footsteps of the millions who believe they don't need a real estate agent. Don't look at a real estate agent as an added expense, instead think of them as a way to avoid more costs. My first time buying I went the wrong way and it made the next six years a royal pain in the behind. We bought our dream home using a real estate agent that came highly recommended, we now have our dream home and it was virtually trouble free.
What most buyers are not aware of, is that normally real estate agents are paid by the seller, not by the buyer. As a buyer, you'll get to work with a professional real estate agent without really having to pay for it yourself. The policies can vary greatly from state to state and company to company, which is why you should always check any paperwork or contracts that are provided to you to ensure this is the case. When you are interviewing agents, make certain to ask about any type of fees as well.
Some real estate agents may work with both buyers and sellers, although most specialize in working with either the buyer or the seller. If you are buying a home, be sure the agent you choose has prior experience working with buyers and transactions that involve no money down. You need to be able to count on your agent to be there when you need him/her the most.
You can make a list of real estate agents to interview based on referrals from friends, lenders, and even family. Lender referrals are normally a great choice as most lenders have worked with their recommendations in the past and both are already familiar with each other. Choosing a lenders referral can also prevent you from encountering any obstacles or surprises.
While interviewing the real estate agent make sure you:
* inquire about his/her fees.
* get sample contracts as well.
Find a real estate agent is an easy task - providing you know what to look for. If you take things one step at a time and carefully make a decision, chances are that you'll end up with an agent who has the experience you want. You should always be careful when you choose, and never rush the process. Real estate agents are easy to find, although finding one who fits your needs and has your budget in mind is a little tougher to locate. When you make that final decision, you should always choose an agent who has your best interest in mind - and isn't just after the money.

It is an extreme rarity to have Dan Auito to build Magic Bullets for the sole purpose of teaching Real Estate for FREE! Everyone on Magic Bullets give and take and even more to give! I have never found another website that allows members to develop a close-knit "Fambly" like Magic Bullets.
