Foreclosure Listing Agent
As a foreclosure listing agent the REO property holds a lot of responsibility for the listing agent. From occupancy check, re key, BPO, trash out, utilities, winterization, billing, monthly status reports. With many foreclosures you may have multible offers. Offers are submitted on the sellers (assest management company) site. When the seller counters the buyer it comes in the form of a work sheet. Once the terms are met by both parties there will be a sellers addendum that goes with the contract. This addendum can not be altered in anyway by the buyer or the selling agent. I have had so many agents disregard these instructions and mark the sellers addendum up with extended closing dates or repairs etc. This only wastes everyones time getting signatures back on the contracts. The seller also typically has their own title company. A lot of agents will make such a big deal out this because they want their buyer to be able to use the buyers title company. It is a very simple solution. Both title companies work together to get the property closed. The main advantage for the buyer to use just the sellers title is that they will pay for title insurance. Short Sales and REO
I was at the bank making a deposit from an REO property that had just closed. The teller asked me how business was which I said it was great. He began to tell me that the bank was having adifficult time getting loans closed because homes wher not appraising. I asked him if any of those loans went to short sale.
