Proceeding with the deed in lieu of foreclosure offers advantages to both the home owner and the lender.
The advantages to the borrower include the potential release from a large debt, less impact to your credit scores than a foreclosure, and also the avoidance of the public embarrassment of going through a foreclosure.
The lender would consider a deed in lieu because it saves them the time and expenses involved with a repossession. Why Invest in and Leverage Real Estate in Metrowest MA
The easy answer to why invest in Real Estate in Metrowest MA is that it is Real Property. Real Estate is something you can own, touch, live in, improve, and resell. Real Estate increases at a slower rate sometimes than some other investments but it rarely goes down (Real Estate decreased nationwide only 2 years out of the last 40 and both times at a rate less than 2%.).It is probably the safest investment on earth!
It is something we all understand to some degree because we all live in Homes.
It is something everyone needs!
Because it is such a safe investment - it can be leveraged thru the use of mortgage loans!
One of the great things about investing in Real Estate is the ability to leverage the investment. Most of you are probably familiar with this but just in case - let me explain why this is an advantage.
Lets say we have $40,000 to invest.
1) We buy $40,000 in stock and we have a good year. Stocks increase 10%. Our investment is now worth $44,000. We have made 10% on our invesment. This is good.
2) We take our $40,000 and put the money down as a 20% downpayment on $200,000 dollars worth of Real Estate. The value goes up the national norm of 5%/year. We have made $10,000 on our investment. This is 25% on our investment. This is much better.
3) We buy real estate and only put down 5% this time. With our $40,000 we can now buy $800,000 dollars worth of Real Estate. The value goes up the national norm or 5%. This is a $40,000 increase in value. We make 100% on our investment in one year. This is awesome!
Pretty easy to see why Real Estate is such a strong investment! Critics will say that I have to pay interest on the money borrowed. They are right! This will decrease the profits on the above examples to only 17% and 93%. Both of these still beat the 10% earned in stocks. I do believe in having a balanced portfolio of investments but logically Real Estate should represent a heavy portion of that portforlio.
SMART QUESTIONS TO ASK THE REALTORS YOU ARE INTERVIEWING IN METROWEST MA
These questions will go along way in determing if you are going to hire a PRO or not!
1. How long have you been selling real estate?2. How many homes did you sell last year as a
seller's agent?
3. Of the homes you sold last year, again as a
seller's agent, what was the average number of
days from the original list price to the accepted
offer?
4. What was the average ratio between the listing
price and the selling price?
5. What kind of market share do you and your company
have?
6. Do you have a personal assistant?
7. What is your experience selling homes in my town?
8. Can you provide me with at least 3 recent
references?
9. I have read the internet is an extremely valuable
tool. How will you market my home online?
10. Do you have your own personal website for
marketing homes? If so does the website rank highly in the search engines?
11. Does your website have a Property Finder Service that buyers can search for homes?
12. Do you have a real estate blog that showcases homes and drives buyer traffic to you?
13. When a buyer calls on my home will you ALWAYS be
the one they speak with?
14. How will you communicate with me regarding your
efforts?
15. How readily accessible will you be?
16. Once the offer is accepted will you be attending
all the inspections?
17. How will you verify that the buyer is qualified
to buy my home?

Most business models have the 80/20 rule....Real Estate is even more skewed.
ACCORDING TO THE NATIONAL ASSOCIATION OF REALTORS....94% of all Real Estate transactions are done by 6% of the people in Real Estate.What this statistic says loud and clear is that there are a lot of part time Real Estate agents that don't do much business.
The take home message is that selecting a top agent to work with is paramount if you want to increase your chances of being satisifed with the home selling process.
