Are You Ready for This? 

Building YOur Own Home Is a Big Committment.

Building your own home is a big commitment. It is true that it can be financially lucrative in that you will build instant equity in your home of from 20-40%, but you will have to commit your precious time to do so.

Consider the time you will have to spend just organizing the sub-contractors and material deliveries, all in addition to your 9-5 job (unless you are wealthy enough to quit your job to build your house, in which case - why?). You will need to spend about 2-3 hours a day during the week for these task and inspecting the work and another 6-8 hours during the weekend. For some this is a breeze, if you have 3 kids, I assure you, if they are young, this could break you.

There are 2 general scenarios that people adopt to undertake a project like this. They are:

General Contractor - managing sub-contractors for all phases of the work.

Owner Builders - Managing the sub-contractors while perfroming major scopes of the work themselves.

The latter category will save more money in the long run, but will pay a higher price in terms of time and the physical toll of performing the work. The former, will pay more in the long run, but have a better balance to their life while construction is proceeding and will finish the project sooner.

So you must consider all aspects of your life before you choose the scenario that fits your life best. If you do not consider these issues completely, you and your family may pay a higher price than you might be willing.
