What do online letting agents do and what are the pros and cons of using one?
Online Letting Agents do exactly the same service as your high streetb estate agent but at a fraction of the cost. So why is this?Online letting agents do not have the same overheads that your typical high street estate agent has. The number of staff employed is far lower, this cuts out wage bills, insurance costs, pensions contributions, there is no rental payments or mortgage payments on of the shop they work out off and there are no shop running costs such as heating, insurance and water for example.
So where do online letting agents advertise?
They advertise on all the same major property portal sites as high street estate agents do. The main property portals are Zoopla Find a Property, Prime Location and Rightmove to name a few.
What do i have to do?
Tenant enquiries will come to the online agent via email of telephone. They will forward enquiries and viewing details on to the landlord. It is normally then up to the landlord to arrange appropriate viewing times with potential tenants.
What other Services do they offer?
A good online letting agent will normally give you the option upload your own pictures, floor plan and energy performance certificate as well as giving the option to pay for one of their agents to give a home visit to take professional pictures, do a floor plan, carry out the energy performance certificate as well as a range of bolt on extras such as virtual tours and brochures to give to potential tenants.
in addition good online estate agents will offer services such as credit checks on potential tenants, landlord insurance, tenant insurance, gas safety checks as well as a full managment service if required. this would include an emergency call out number and rental collection.
So is it for me?
Well the biggest selling point of using an online estate agent is the massive amount you will save in commission fees. Prices range from £65 to £300 compared to a minimum of 10% commission from your high street estate agent.
