Preforeclosure Marketing to Homeowners

Unless you first locate a homeowner in foreclosure (or preforeclosure), you won't have an opportunity to do a Short Sale. The number of opportunities you have to do a Short Sale will always begin with your preforeclosure marketing efforts. You can market in many different ways, some are free and some costly. I'll reveal some methods of each here. Regardless of your method of preforeclosure marketing always let your message focus on the benefit of how you can help homeowners for a better response rate.

10 Effective Marketing Methods 

1. Direct Mail - Write a personal letter in your own handwriting has been used very effectively by many or use a flyer or brochure.
2. TV Commercials on Local Cable - Pay attention to the demographics of who will be watching during the time your spot will play.
3. Radio Advertising - Consider who listens to the station you want to advertise on. Are they likely to be homeowners?
4. Internet - There are a number of ways you can advertise online: web site, blogs, pay per click ads, etc.
5. Bandit Signs placed in high traffic areas. Be sure to check your local laws concerning placement or use.

6. Business Cards - Give out freely and often. You never know when someone needs help or knows someone who does.
7. Newspaper Ads - Advertise as often as you can afford to. You should get a better response if you use the 2 step method of offering free information first then you can follow up later.
8. Vehicle Signs - Placed on your car gets a lot of exposure everywhere you go. You never know who's looking.
9. Business Networking - Real Estate Association Meetings, BNI, Officers where you bank and other associations.
10. Word of Mouth - Tell everyone you know, your barber, bowling team, neighbor, friends and family. Let them know what you do.


Regardless of your marketing method the message should also carry the tone that you are there to help. Test more than one method or message and see what brings the best response and eliminate those that don't produce. Until you have a distressed homeowner you don't have a Short Sale opportunity so what are you waiting for. Develop a marketing plan and budget and let's get going.
