Better ROI: Become a Real Estate Lender

If you are an investor in the stock market you have probably lost money this year. (You are not alone.) Well what if you could instead of losing money, actually make 10-12% on your money and have it secured by a first trust deed? Sound good? Keep reading.

I have a list of investors and a list of property owners who need to sell at a huge discount for whatever reason. In years past, I would secure loans for the investors from what we in the business call hard money lenders. Hard money lenders loan on the value of the property and not the credit of the borrower and charge huge fees, their thinking being that if they don't get their cash, they will get the property back and re-sell it...but because of the panic that is gripping everyone these days, they have gotten so picky the rates are astronomical and in most cases, they have stopped lending all together.

Since the stock market is not paying, and the banks are paying ridiculously low rates of interest, a good option for making a high rate of return on your money saved is to finance real estate on a short term basis with real estate investors who are savvy and can get that money back to you quickly.

Is it risky? Of course there is always a risk with everything, but if done properly, the risk can be mitigated, and you can make a substantially higher return on your money than any stock or bond available these days, with much more safety.

I have a list of investors who have experience buying and selling property and are able to find them for huge discounts and then resell them for a slight discount, making it a win for everyone concerned. The original seller gets his property sold, the real estate investor makes some money, and the end buyer still gets a discounted property ...so everyone wins. The only thing stopping this from happening right now is the reluctance of institutional lenders to help.
