  5. An inventory of all the furnishings and fittings in the property to let should be prepared in advance. This inventory should again be signed by all parties and copies retained.

    A similar exercise should be conducted prior to the termination of the agreement and the tenant(s) vacating the property.
  6. It is important as a landlord to respond to the needs of your tenants in a timely and efficient fashion. This will include arranging for essential maintenance and repairs, responding to queries in full and generally adopting a friendly and positive attitude in all dealings with what are essentially your customers.
