At present there are 3.3 million holiday homes in Spain and the number is still rising as the process of buying property in Spain becomes easier.  Better mortgage offers and low interest rates continue to tempt British buyers in their thousands.   However, for each purchaser of a property in Spain the requirements will be different, depending on whether you are looking for a permanent home, an investment property, holiday villa, or a buy to let . 

If your purchase is dependant on a rental income to pay the mortgage, never take the advice of the selling agent who assures you that the property has excellent rental potential.  Speak to a letting agent who has in depth knowledge of the market.  For a permanent home, a mountain or rural property may look fantastic by day but sundown usually sheds a different light on things & you may find the seclusion a little eerie - and local facilities may be a 15 minute drive away.

We still hear of some 'horror stories' and buying mistakes, but the pitfalls associated with the purchase of property in Spain can be avoided by doing your homework first.  Research the market, read articles, speak to professionals, take the time to look around different areas of Spain which may be of interest, and when you find your 'dream home', appoint a solicitor.
