Property Marketing ~ how to stand out when selling property!

I've been staging NJ luxury real estate for over 7 years now. During that time, I've come to realize that there are 2 very distinct parts of selling real estate - just like in every other business - there's sales, yes, but there's also marketing.

Marketing a property for sale is critically important. You can't sell anything until you have the buyer at the door. How you get that buyer to the door is Property Marketing. It's vital. There's an art and a science to the process. It's so important that it should be a separate field of study in the real estate space.

You need a full Property Marketing Campaign

Selling real estate is no longer about putting a sign in the front yard and waiting for the offers to roll in. Buyers are more sophisticated. Busier. More finicky. They demand proper marketing, and if they like what you've done with the marketing of a property, then maybe they'll do you the favor of coming to see it.

Then and only then, once they're there actually looking at the property can you start any kind of selling!

In order to stand out in the crowd of available houses for sale, you need to spend some time carefully crafting a stellar property marketing campaign... from preparing the property appropriately, to styling and staging the thing to look temptingly appealing and like it would "fit" almost everybody...and then promoting the property online.

Thanks to the internet, the beginning part of how people buy real estate has changed dramatically. Realtors and those who wish to sell on their own need to consider Property Marketingas a unique discipline.

Online marketing has changed Property Marketing irrevocably. But that is not the end of the story.

To succeed online, the property must be properly prepared and styled (primped or pimped out - depending upon your generation's vernacular!!). Hence the 3 steps that form the Trio of Property Marketing ~

Prep ~ preparing the home, (fixing what's broken, fresh paint, everything clean and impersonal - like a decent hotel)

Primp ~ styled and staged for maximum appeal (real estate staging, or home staging is unmatched in its effectiveness here)

Real Estate is completely local. What is important in one part of the country does not work at all in another. So how do you know what to spend your money on, in your area, when you put your house on the market?

The brilliant folks at HomeGain.com have got the answers for you with a feature they call a Home Sale Maximizer. This will tell you how much money you will get back, on average, in your zip code, if you replace the lighting, for example.

It's a great tool and so helpful in the overall property marketing phase for preparing that property to be listed.

This book is written by Christine Rae, who is the founder of CSP. Christine is without a doubt, the top trainer in real estate staging around to day!

The insight in this book is beyond wisdom! This volume is the best selection of consistently good advice I've found so far. Having been a stager in the luxury real estate niche in NJ for 7 years now, I've read pretty much every book there is on staging.

... a resounding YES! The internet is a great leveler and a determined webmaster can make it big on the net.



I would go one step further and suggest that you do not need to be a webmaster. You just need to know your way around social media and you can compete quite nimbly against the big boys!

That is unless your time is very expensive. And even then, with Virtual Assistants these days, there are plenty of options for help.

Most, if not all, of the main social media sites we all use today are free -- Facebook, Twitter, Squidoo, Hubpages, YouTube, eZineArticles, LinkedIn, etc. Your upfront investment is therefore only time. The more education you can pick up about how one of these sites work, the faster you will be with all of the rest of them. They tend to be similar... in terms of set-up. Not so much in terms of culture,but you can easily pick that up by "lurking" for a while.

What's lurking? Quietly watching and observing the comments, and which posts gets the most traffic, who seems the most popular. It all becomes clear pretty quickly.

There are people who will do it for you, but you have to know them really well, or be clever about it. The whole point of social media marketing is "authenticity". That's not so easy to achieve when the person you think you're talking to is actually someone else!
