How we started out investing
Hi everyone here it goes my very first hub page. I first became interested in real estate investing after watching a late night commercial. Yes I know what you are thinking? I did buy Carlton's sheets and found it to offer lots of information. I finally mustard up the drive to attend a foreclosure three day boot camp in California, finding out alot of information. All the information, just went straight over my head after listening to six CD's many times over. Each night after a day at the seminar my head was numb from trying to grasp what was being taught.
Upon my return home, my partner had just lost her job, we had some money saved, we decided do or die, we both decided to go into investing. We enrolled with a tutor to help guide us through the maze of stuff thrown at us turning deal after deal down, the numbers was not right. By now our money was starting to get tight and after door knocking for 3 months we decided to do our first deal against our tutor's advice, running the numbers we only stood to make $7,000. We signed our first contract. The drive home from signing our first deal was nerve reckoning with hardly any sleep that night, going over and over again did we make the right decision.
We had found the smallest cheapest house on the block, which was a good thing, the down side was it only had a one car garage everyone else had two car garage.
Now comes the rehabbing that was me and a friend we had to do it on a budget of $10,000 saving and recycling what ever we could. One day the garage which is 18" lower than the main house flooded, giving that we were on a tight budget it was up to me to fix it. Getting up on the roof with a ½ pipe drain cleaner I soon discovered just how hard it can be to unblock a waste line. I ended up having to use the opposite end so I could force my way around the many bends, finally after two hours the blockage was gone. Imagine to my horror after fixing the plumbing problem, one of the handymen I hired was cleaning out the bowl he used for grouting the floor tiles, in the kitchen sink!!! Sadly this resulted in some three hours to unblock his incompetence to clean the bowl correctly. After working on the project for close to four weeks works was complete.
We had a realtor friend come by, to our excitement we discovered we could list the property higher due to our hard work. We marketed the property our selves over a period of three months doing the ads for open houses placing of signs. Finally after five signed contracts we sold the property and made close to $30,000, all our hard work had paid off.
We are still in the market of rehabbing and getting better all the time. I am happy to tell you we are still out there swiming.
