New FHA Mortgage Refinance Program Aimed at 11 Million Homeowners

About 1.5 million of the 11 million U.S. homeowners who owe more on their mortgage than their home is worth could be catching a break shortly.

A new Federal Home Administration refinance program kicked off Tuesday, Sept.7.

The government has earmarked $14 billion in Troubled Asset Relief Program (TARP) funds to support the program.

The latest data from CoreLogic shows that some 11 million borrowers were in a negative equity position as of the end of June. That equates to 23 percent of all U.S. residential properties with a mortgage.

FHA is now offering certain non-FHA borrowers with negative equity, who are current on their existing mortgage, the opportunity to refinance into a new FHA-insured loan, as long as their existing lien holders agree to write off at least 10 percent of the unpaid principal balance on the first mortgage.

Officials have suggested that between 500,000 and 1.5 million underwater borrowers could receive a new, more sustainable mortgage through the FHA Short Refinance option.

But analysts say because participation in the program is voluntary and requires the consent of all lien holders, they expect significantly smaller results.

Barclays Capital estimates that the new FHA refinancing program will only reach 200,000 to 300,000 homeowners.

The FHA Short Refinance option, originally announced in March, is aimed at providing some mortgage relief to homeowners whose biggest investment - their home - has left them with a huge equity gap because their local markets saw declines in home values.

"Homeowner advocates and even government watchdog groups have been imploring the administration to tackle the underwater mortgage issue for some time now,".

Studies have shown that severe negative equity can be a strong default trigger. By getting in front of the problem early with a solution, while these homeowners are still current, the administration is hoping to fend off a new round of foreclosures.

To facilitate the refinancing of new FHA-insured loans under the program, the U.S. Department of Treasury says it will provide incentives to existing second lien holders who agree to "full or partial extinguishments" of the liens.

5. Rush Inspections-This includes finding the correct property, taking a photo of the properties street elevation and one of the address. We then either contact the mortgagor, neighbor, or postal carrier to determine the properties occupant. These have a rush due date and require faster processing. Most companies add a rush fee.

5. Evening Occupancy Verifications-This includes finding the correct property, taking a photo of the properties street elevation and one of the address. We then either contact the mortgagor, neighbor, or postal carrier to determine the properties occupant. These are preformed in the evening hours attempting to contact mortgagor.

6. Sale Date Inspections-This includes finding the correct property, taking a photo of the properties street elevation and one of the address. We then either contact the mortgagor, neighbor, or postal carrier to determine the properties occupant. This type has to be completed on a set date, the date property is transferred.

7. Insurance Loss Inspections- These are to determine the extent of damages claimed by insured and or the percentage completed of work done. This is one of the most intense inspections we preform. Companies want detailed photos, reports and diagrams.

There are many ways to make money online, an example is my Lens on

unfortunately for those of us who have legitimate online businesses,
there is also a vast sea of takers! There are a lot of things sold that
do not have a value any where near the amount that people have paid. Do
you agree? I have spent money and when it was said and done, I felt
like I had been shorted some how, a few times felt plain ripped off!
Have you ever felt that way?

I have and many have..if you buy
enough stuff online or off it always happens sooner later, a taker
takes a little more than he provided you in value, sometimes there is
no value at all! You have been ripped off! Fact is most online business
deals on the internet or we all would be rich. We all know this though
nothing I have wrote yet is news!


The one thing that we must do
to have success in all areas of our business is simple! I hope this
next sentence sticks in your mind, either changing or confirming the
way you do business.

Always, I repeat Always provide more value in goods or services then
your customer gives you in cash.

This is the secret and key to a lasting, long term recession proof
business online or off.

When you have a powerful group of raging fans that have received a great
product or service valued above what they paid, you will be getting
paid over and over again with repeat business.


It has been said
and known that word of mouth is the best form of advertising, this is
what can happen on the mediums you choose to do business in when all
they customers have to say is what a great deal they received and what
a bonus was also received.

I propose this as the single most important thing to be done in all of
our lives to experience success in all areas.

I am glad to be part on a large group of entrepreneurs that are changing

Top 5 Lessons Learned in January about Social Media, Social Networking, Twitter, and Business

With all of the current hype and news on Web 2.0, Social Media, Social Networking, Twitter, and the bailout, I take this time to reflect on this past month- January 2009.

Lets all just take a deep breath, count to 3, and begin to realize how much information overload we really have; or the lack of proper filtering. I, @justinrfrench break it all down for you here. I give you the full Entrepreneurial, Business Minded, Tech Guru, Social Media/ Social Networking addict, twitterholic synopsis with-out leaving your seat!

If there is one blog site you're going to read about the growing trends in social networking for business, internet marketing for business, social media for business, or any of the other Web 2.0 solutions for business then I HIGHLY suggest you keep reading this blog.

I would hope after reading this, you would be kind enough to pay it forward, re-tweet this blog, subscribe to this blog, and help spread the word about this revolution occurring because we have only touched the tip of the iceberg on what is to come from my team and I in the not to distant future. If you think Google, Apple, and Microsoft were big, wait till twitter, justinrfrench, and his followers get on the map! You won't want to miss this 21st century bailout we are giving businesses on a silver platter.

For all my fellow twitterholics, followers, alliances, and partners I have formed over the years, I dedicate my mission and personal journey to you. This year I will fully dedicate myself to being the driving force for spreading the word to all Southern California businesses to help educate, instruct, and consult their firms on how to best utilize a social media workflow system tailored around their company.

Here are my Top 5 Lessons Learned (in no particular order) of what you or your business can gain from my summary of the month on the above topics:

1. Lesson 1- Barack Obama has proven to be more of a leader than I thought. After even talking about setting a cap on CEO pay- he became my hero. MOST CEO's (not all) are over paid, under delivering to shareholders, and quite frankly do not know how to lead in today's 21st century and need a full makeover in upper management. Small businesses will be what gets us through these tough times as Obama states, so start finding how you can fit into this paradigm puzzle.

2. Lesson 2- Sign up and start using twitter right now! The best business social networking tool I've seen in the last 5 years! If you have not signed up on twitter, heard of twitter, or been active on twitter, then you are already behind. If you are a true business person, then you already know the importance of first mover advantage so I suggest you get on board. Just Google "twitter" and get going. If you need twitter training, instruction, or consulting on how to use twitter for business, I have teams of consultants that will come to your office and train, tutor, and educate you on the importance of twitter. 3. Lesson 3- Is all this social media, social networking hype really for my business? I thought MySpace and Facebook were for teens and young adults. YES! If your business does not form some type of internet marketing strategy today then you will not be in business tomorrow. I guarantee I can think of one or two social media sites or social networking sites for business that will be beneficial in some way to growing your business.

4. Lesson 4- What is Social Networking San Diego, Why does my business need to know about this site, and how will it benefit my business?
