I am a facilitator and a mentor, using my awareness and expertise in helping buyers and investors with their real estate needs. My speciality is in working with investors, REIA's, REO agents, end buyers and banks with REO portfolios to liquidate. While this lens will target my specialities, the reader with real estate requirements should find some helpful information here. In dealing with me, you will quickly learn that I am all about win-win-win-win for everybody in the deal.
The real estate industry must change with the times and circumstances. Those of us who plan to survive in this business are already blazing the trail. Behold, the old has passed away. All things have become new.

You Need Buyer Representation
Don't Leave Home Without It
Yes, you may recall that was a memorable line from a commercial in the financial industry. I use it here to emphasize the importance of buyer representation. Fact ~ a property buyer does not have default representation in the absence of a written agreement with their agent of choice.In the state of Georgia, any agent facilitating a property purchase is deemed to represent the seller by default. A good agent makes this clear when working with a buyer and suggests a written buyer's agreement. This defines the relationship in important ways that benefit the property buyer.
It makes a lot of sense for a buyer to have representation in writing. This will bind an agent and the buyer gets the utmost consideration and the benefit of the agents expertise. Otherwise, the buyer is vulnerable and has no one serving their interests.
A good agent will assist the buyer in many useful ways that may even include due diligence, property inspection, mortgage assistance, contract review, counter offers, community information and special attention. Retain me as your personal representative and receive the benefits that you deserve.

Sellers must understand the changing market. Old ways of doing things will not produce desired effects. No longer should it be assumed that 6% is the going rate. Beware of the agent who takes a listing without first listening to your position. What if your position is simply not viable? What if your price idea is off the chart?Formerly, I charged a 7% rate. However, I found that too many sellers wanted all kinds of money spent to promote their properties, but would not listen to good market advice. Go ahead and spend all of your money on that, if you will. For the seller who assumes ALL advertising and promotional costs, I offer what I call the 299&4 plan. This allows the seller to control and pay for ALL A&P costs in exchange for a rate discount. Get the details when we have our first personal meeting together. Otherwise, I will be glad to suggest a few agents to serve you.
