I am a facilitator and a mentor, using my awareness and expertise in helping buyers and investors with their real estate needs. My speciality is in working with investors, REIA's, REO agents, end buyers and banks with REO portfolios to liquidate. While this lens will target my specialities, the reader with real estate requirements should find some helpful information here. Warmest greetings from the state of Georgia in the USA. The part of Georgia where we live is rather beautiful. Lake West Point, Pine Mountain and Lake Harding are within minutes of LaGrange. We have the best of everything within a seventy mile radius and we live in a clean and restful community with a host of amenities. Visitors to LaGrange have often written to our newspaper with praise for our community. We are known for hospitality and helpfulness. Kia Motors has come to Troup County and we have been very pleased about it. Surely, you will find this area to your liking.

You Need Buyer Representation

Don't Leave Home Without It

Yes, you may recall that was a memorable line from a commercial in the financial industry. I use it here to emphasize the importance of buyer representation. Fact ~ a property buyer does not have default representation in the absence of a written agreement with their agent of choice.

In the state of Georgia, any agent facilitating a property purchase is deemed to represent the seller by default. A good agent makes this clear when working with a buyer and suggests a written buyer's agreement. This defines the relationship in important ways that benefit the property buyer.

It makes a lot of sense for a buyer to have representation in writing. This will bind an agent and the buyer gets the utmost consideration and the benefit of the agents expertise. Otherwise, the buyer is vulnerable and has no one serving their interests.

A good agent will assist the buyer in many useful ways that may even include due diligence, property inspection, mortgage assistance, contract review, counter offers, community information and special attention. Retain me as your personal representative and receive the benefits that you deserve.

There's No Cost to a Buyer

Fee Structures for Buyers

Because many people will steal valuable time from agents, we must protect ourselves from the thoughtless. As a result of experience, I require a $100 non-refundable retainer from a buyer who seeks representation. This sends the message that I am a professional and time is money and the buyer is saying take me seriously. When a deal is closed, the retainer will be applied to the account. In effect, the buyer receives excellent service and pays no more than usual.

Should You Lease/Purchase

A Time to Discuss Something with Your Agent

There are scores of reasons to lease/purchase. The subject does not make for good web content. This matter would best be discussed during the first interview.

Of Interest to Sellers

Ken Aspinwall will refer you to qualified listing agents.

Sellers must understand the changing market. Old ways of doing things will not produce desired effects. No longer should it be assumed that 6% is the going rate. Beware of the agent who takes a listing without first listening to your position. What if your position is simply not viable? What if your price idea is off the chart?

Formerly, I charged a 7% rate. However, I found that too many sellers wanted all kinds of money spent to promote their properties, but would not listen to good market advice. Go ahead and spend all of your money on that, if you will. For the seller who assumes ALL advertising and promotional costs, I offer what I call the 299&4 plan. This allows the seller to control and pay for ALL A&P costs in exchange for a rate discount. Get the details when we have our first personal meeting together. Otherwise, I will be glad to suggest a few agents to serve you.

Sellers Must Be Flexible

Do You Really Want to Sell It?

Numerous factors go into what price your property will sell for today. A seller must ask themselves a series of thought questions before they can arrive at a good market price. A seller must face the reality that prices of real estate have been trending downward since the 2006 bust. There may not be any equity and you might even be upside down in your property. Will your property become a millstone around your neck? Be flexible and avoid allowing emotions to rule. We must know when to hold them and know when to fold them or else we become blinded to the things that will take us down financially.
