A lot of my real estate tips talk about saving you money as a home buyer or making more money as a seller.

One way to do this is to find a real estate agent who will either refund part of his/her commission to you upon purchase as give you a discount when they sell your home for you.

Not everyone will do this, but there are a lot of eager agents out there looking for your business. And they're willing to get competitive on price to work for you.

Shore Up Your Credit

I can't tell you how many people I've seen start the home buying process with no clue what their credit is like. I know you've heard it from other people hundreds of times, but if they haven't gotten through to you, listen up.

It's nearly impossible to buy a home if your credit history is a mess, and even if you do get financing, you'll pay an outrageous interest rate. On a $150,000 loan, an interest rate even 1% higher will cost you more than $35,000 more over the life of the loan!

Do you really feel like wasting $35,000 for nothing!?

There's nothing more depressing than finding the home of your dreams only to have your financing fall through because of poor credit. Do your work before you buy, and clean up your credit.

Pay down credit cards that are close to their spending limit, but don't pay off the full amount. Mortgage lenders like to see that you can make payments on time and that you're not maxed out in debt.

Don't ask for credit increases or apply for new cards. Make sure you have a solid history of timely payments, and avoid any major purchases that would increase your stated debt.

Ignore this tip, and buying your home could be a very painful - and costly - experience!
