When Should Someone Sell Their Home?

A few years back, there was an easy way to figure out a good time to sell your home. You sat down, looked at your watch, and said "How about now?" With how the market was at the time, any time was the right time. You didn't have to wait very long for your sale to be completed, and you wound up making a good amount of money depending on how long you owned your place for. But now with the market cooling off in most places, you have to have a little more tact in deciding when is the best time to sell.

Whar are the reasons? 

Researching the home sales in your immediate area will give you a good general idea of how the market is for your city. Figure out how long homes are staying on the market for, and how much they're selling for in the end. When looking at comparables, compare your house's attributes to theirs, and see just what makes them set their prices high or low to see how you can maximize your profits.

That will make things harder on you to sell your home for what you want, and you can avoid that by having patience.

Another main decision you want to make is if you will be selling your house FSBO or with an agent. Selling your house yourself will allow you to keep all the profits to yourself without giving an agent their cut, usually 6%. Factor this in, and see if you can make the time investment to save the money in the end.

Don't forget the personal issues surrounding your home sale. Do you have a place to move after you sell? And will it be worth it to buy a home somewhere else and move? Staging is the craft of transforming a home listing into a showpiece, removing clutter to make rooms look bigger, cleaning and repairing to give a used residence that new, model-home look. According to Schwarz's Web site:

* Ninety-three percent of homes staged by professionals sell in a month. Professionally staged homes are on the market an average of 33 days, compared to the 161-day average for non-staged homes.
* Staging provides at least a 300% return on investment Hence a $3,000 staging fee adds about $12,000 to a home's price, Schwarz said.

Tips for a making your room a winner
If you can smell it, you can't sell it, writes Barb Schwarz in her book, "Home Staging: The winning way to sell your house for more money."

Other home-selling tips: Homes need to be Q-tip clean, not just clean. Wash all windows and make sure they open freely. Clean out the fireplace. Keep curtains and blinds open to let in light when showing a home. And keep soft music playing.

But home staging takes more insight than just playing music and baking cookies. Schwarz provided these "simple steps" for staging a room:

* Stand in the doorway: This is where buyers stand before deciding to go into a room. If they don't go in, they won't buy your house.
* Pick a staging point: Stage the round around a focal point. If it's a bedroom, the staging point usually is the bed. In a music room, it could be the piano. In a living room, it could be the fireplace.
* Make a plan: Design the room around the focal point, but change it if the feeling of the room isn't right.
* Clear the clutter: Remove pictures, accessories, mirrors to reveal the room's bones.
* Divide things into piles: Some things go back into the room, others are packed ? or tossed.
* Get rid of some of the furniture: Keep the basics, get rid of the extras. Remove furnishings that crowd a room.
* Arrange the furniture: Find an arrangement that works. Use less furniture and create more space for a room that looks open, balanced and bigger.
* Rebuild with accessories: Find new uses for things, such as making a curtain rod out of a golf club or an oar. Be creative. But don't over-accessorize. Less is more.
* Fine-tune: Stand in the doorway again to see if anything needs to be removed or added. Scan for overlooked details, like tags on pillows or crooked blinds.

Review of Home Staging: The Winning Way to Sell Your House for More Money
Barb Schwarz, the dynamo founder of home staging, might have easily been the next Barbra Streisand if she hadn't pushed aside her singing talents to pursue interior design and a real estate career. Or so she says.

"When I first said the word 'stage' in 1972 to a client, I never dreamed I'd be having this interview or the business I've been able to build," says Schwarz. She started with a client whose home had been listed with somebody else and on the market for six months without a nibble. She compared staging this client's house with the way an individual scene is staged in the theater. "Every room is different, so we did a different scene in every room," Schwarz explained. "It worked." From those humble beginnings in 1972, that small success was all Schwarz needed to propel her into staging other homes and earning top producer status as a real estate agent.

Fast-forward to the Present
Today, as owner of Stagedhomes.com, Barb Schwarz says she has trained around a million real estate agents to stage homes, logged over 17,000 hours on the speaking platform and joined the ranks of an elite group of 300 individuals who have been awarded the designation of Certified Speaking Professional from the National Speakers Association. Her book, "Home Staging - The Winning Way to Sell Your House for More Money," with co-author Mary Seehafer Sears, is filled with practical advice.

Home Staging from A to Z
The photographs say it all, and the book contains plenty of "before" and "after" photos, making it very easy for the reader to see why staging is so effective. Schwarz suggests writing ad copy before staging and then staging the house to play up those features that make it unique. She offers tips and explains in detail how to tackle each room of the house:

* Living areas should be spacious and light.
* Kitchens should be light and bright with all counters bare.
* Pantries should contain a minimum amount of neatly arranged canned goods and bottled water. No bags of pet food.
* Create an open, airy and romantic master bedroom.
* Clean and polish foyer floors.
* Remove stacks of mail & overstuffed coat trees.
* De-clutter family room or den.
* Set the dining room table with chargers, china and centerpiece. No flatware because people steal it.
* Involve children. Make their closets roomy and unclutter shelves.
* Buy pretty hangers for your closets and show lots of space.

There's also a chapter on landscaping and how to spruce up the exterior of the home. Schwarz calls it "giving the home positive energy and spirit." She offers advice on how to deal with messy neighbors and formulas for turning unappealing homes into magical showcases that sell for top dollar in record time. There's not a room left unstaged nor a space left untouched.

Staging on a Dime
Chapter 6, Staging on a Dime, is my favorite because it explains how to stage with simple items found around the house. Schwarz lends a new eye to old items and shows the reader how to make something out of nothing or for pennies. Here are some of her creative ideas for turning the ordinary into the spectacular:

* King-size sheets can do double duty as window coverings.
* Tapestries, throws, scarves and sarongs can turn into table toppers.
* Dressed-up white plastic tables and chairs can become dining room furniture.
* Add weight and substance with careful placement of metalwork such as lanterns, bowls and candleholders.
* Bring yard trimmings inside to make floral arrangements.
* Explore innovative uses for buttons like covering up a wall nail with a button.
* Tie ribbons, grass rope or twine around towels and bouquets.

Schwarz's staging-to-sell techniques are so successful that sellers sometimes ask her to stage their new home, to turn it into a peaceful environment filled with energy. "Staging creates so much less stress, and the depressed feel more joyful," gushes Schwarz. Her enthusiasm and passion for home staging is contagious.
