Every good realtor is trying to make us much as possible for his client. But there are some inevitbla things home sellers have to do on their own.
These are five basic rules I learned after years of selling luxury homes Toronto and I keep repeating them to every clinet, trying to sell his house for a good price.
1. Show your advantages!
Yes, everybody can see that romantic fireplace in the living room, but who knows that this house has very low heating costs, all waterpipes are from copper of excellent quality or the best elementary school in the town is only five minutes away? Make a list of things you consider important to know for potential buyer and give it to your realtor.
2. Repair your house!
Remember, every damaged thing in your house lowers the buyer's bid much more, than it would cost to repair it. Start with major problems, but try not to neglect the minor ones.
3. Clean your house!
Everybody cleans his house before opening for a presentation. What you need is deep cleaning, not only twenty minutes of vacuum cleaner roaring! And don't forget to get rid of all rubbish you don't need. I don't think new owner would appreciate collection of your old rusty bikes from childhood.
4. Change the extrems!
If your house has fancy orange colour, you should consider repainting. Let the new owner decide,if he would like to have some extraordinary house and try to be neutral. That means also getting rid of that funny tiger patterned wallpapers...
5. Landscaping can't do any harm!
Your front yard is the first part of your property entered by your potential buyer. Don't let him just pass by in car, because you planted potatoes in spite of roses...
