How "Private Sales" work....and how they don't!

During a hot market, home-owners are bombarded with the "Do-It-Yourself" messages by companies trying to sell advertising packages. Their message: "You dont need a Realtor....you can save the commission!" In times when houses are selling extremely well, this message is eagerly accepted by home-sellers who stop thinking after they hear the words "Save commission".... Here is the full story:

Why "Private Sales" work.....and why they Don't 

During a very hot "Sellers Market", you can actually sell your house or condo in 3 ways:

1) Go go Home Depot, and for 2-bucks buy a "Private Sale" sing and plunk it down in front of your home. If the market is fast enough, within a few days or couple of weeks, you may end up dealing with an offer on your home.

2) Buy one of the "Do-It-Yourself" kits from the "No-Commission.com" type companies. For $700 bucks you get a fancier sign, an ad in a magazine and a web-page on their web-site.
...but wait a minute? If you can sell it for 2-bucks (Method #1), then why would anyone spend 350 x that much?

The answer to that is; "MARKETING". That magazine ad, and the single web-page helps to drive buyers to your home, increasing your chances at selling for more money, and in a quicker time. In this regard, Private Sales companies work!

Problem is that the "Do-It-Youself" companies want you to think that THAT is ALL YOU NEED.
A little common sense, and hundreds of years of marketing history and thousands of research papers would suggest otherwise. After all, if a little extra marketing (magazine and internet spot) are an improvement, just think of what you can do with more extensive, professional marketing for your home or condo. Which brings us to method #3.

3) Listing your home with a Realtor.

And if you've made THAT decision (congratulations), then you must also realize that not all Realtors are created equal. In fact, the amount of marketing each Realtor does is vastly different from one another. In this we need to be clear: MORE IS BETTER. Think of it: When a major car dealer releases a new product, they don't just advertise it in a magazine or in a newspaper: they also put it onto the internet, TV, Radio, brochures, flyers, bus-benches, etc etc.
In a 'fast market' you may not need THAT much marketing for your home, (then again, it does not hurt either), but in a more level market, or especially in a Buyers Market, doesn't your home deserve the best coverage you can get?
