It is unfortunate, but when there is a problem that needs to be solved, there are also a multitude of scam artists ready to scam you into thinking they can solve your problem. Stop Foreclosure scams are no different.

Yikes! Don't ever "Deed"" Your Property Over To A Stop Foreclosure "Expert"
In this type of stop foreclosure scam, you may be approached by a "buyer" who offers to to pay off your mortgage, and give you a lump sum of money when the property is resold.
The "buyer" - scam artist - may tell you that you will have to move out of your home fast and sign the deed of the property over to him or her.
The "buyer" may then rent your home to someone and collect rent money from them. BUT they DO NOT pay off your mortgage, nor do they make mortgage payments.
You never see a penny of money because the property is never "sold"
And, because the monthly mortgage payments were not made, the home goes into foreclosure, which ends up on YOUR financial record.
Just because you signed over the deed, does not necessarily mean you are not still liable for the mortgage loan payments.

2. Beware of any contract of sale or loan assumption where you are not formally released (which means you receive documentation from YOUR mortgage lender) from liability for your mortgage loan.
3. Always Check with an attorney and/or lawyer or your mortgage lender before entering into a "deal" that involves your home.
4. If you're selling your house yourself to avoid foreclosure, go through the normal proper channels, using an attorney, etc.
If you suspect you have been approached by a Stop Foreclosure Scam Artist, you can contact your State's Attorney General, the State Real Estate Commission, or the local District Attorney's Consumer Fraud Unit to check out the person or "agency" to see if they have been reported. Alternatively, you can report these scam artists too.
