Essentially this means that the mortgage lender will get less profit over the long haul than it would if the mortgage had proceeded according to its original terms, but the homeowner will be able to afford the monthly payments and therefore avoid foreclosure which would lead to a substantial short term loss for the mortgage lender. In all, this can be accomplished by lowering the interest rate, extending the mount of time that the mortgage can be payed back (this of course will increase the total amount of interest paid), and in some rare situations it may be possible to erase a portion of the principal to be paid off.
