You may think that if the foreclosure process begins on your home, then your days as a homeowner are numbered. In reality though, foreclosure can be prevented if you play your cards well and get the right help. The fact is that not all homes that enter the foreclosure process go all the way through and many more homes are foreclosed on than is necessary. Therefore, foreclosure is completely preventable!

The two most important things that you can do immediately to improve your chances to Stop Foreclosure are to call your lender and let the lender know that you're having difficulties coming up with the money for your mortgage payments, and to contact a foreclosure counseling service. If you've already missed some payments, it's still worth calling so that you can let the lender know that you know you've been missing payments and are interested in coming to a compromise that will prevent or end the foreclosure process.

Getting in touch with a foreclosure counseling service is also an important step to take. Foreclosure counseling services exist to help homeowners and mortgage lenders create agreements that allow them to "work out" their payment problems.

Mortgage lenders actually don't want to go through the foreclosure process because they aren't in the real estate business and because foreclosure isn't profitable to them. The fact that foreclosed homes are sold at auction means that they almost never bring in the amount that the former owner still owes on the mortgage. They certainly won't being in the amount of money that the former owner would have paid in principal and interest during the life of the loan. Moreover, a mortgage lender is considered to be doing a good job when homeowners are keeping up with their payments, not when it's repossessing homes left and right. The bottom line is that mortgage lenders are very motivated to help people stay in their homes.

Naturally, in order for homeowners to Stop Foreclosure, mortgage lenders must see that the loans are being repaid. At the same time, the payments that the homeowners make must be affordable. Foreclosure counseling services help both of these parties to strike that balance, and this is accomplished primarily through mortgage modification. The aim of mortgage modification is to come up with an agreement that allows the homeowner to pay what she or he can afford and for that to be enough to pay off the loan over time while compensating the mortgage lender for the trouble through interest payments. Essentially this means that the mortgage lender will get less profit over the long haul than it would if the mortgage had proceeded according to its original terms, but the homeowner will be able to afford the monthly payments and therefore avoid foreclosure which would lead to a substantial short term loss for the mortgage lender. In all, this can be accomplished by lowering the interest rate, extending the mount of time that the mortgage can be payed back (this of course will increase the total amount of interest paid), and in some rare situations it may be possible to erase a portion of the principal to be paid off.
