Current Market Trend
Over 11 million annual visitors from around the world make The Gatlinburg, Pigeon Forge, and Sevier County areas one of the premier vacation destinations in the Southeast. Vacation rentals is a thriving business in the area and if you have the money to invest, this is a great place to own your own time share. Of course the premier attraction is The Great Smoky Mountains National Park, the most visited national park in America. Seasonal employment opportunities abound in the area and the labor supply has always been on the short side. Great school systems and low real estate taxes combine to make the Sevier County area a great place to live for young and older. Winter is likely to bring additional offerings in the market as the mountain colors peak and the financial forecast of increasing interest rates is likely to stimulate sales. It's a fantastic buyers market because interest rates remain low. Current rates are 6% for 30 year fixed and 5.75% for 15 year fixed. Currently there are 504 single family homes for sell in Sevier County (4.91% decrease since last report) with an average price of $322,816 and average square footage of 1959. 2007 promises to be another increasing year in Sevierville resort areas as we welcome many who are relocating from the state of Florida and from all across the Gulf Coast.
