I love to look at new homes especially the models. One day I was out looking at homes and counted ten homes with a for sale sign in front of them. That was the saddest thing since the housing community was only two years old.
Foreclosures are turning into an epidemic. I just find it extremely hard to believe that people would work so hard and save for their dream home and then just give it away without a fight. One possible answer could be from lack of knowledge, which is the reason for this lens.
There are tons of companies specializing in buying foreclosed properties and selling those lists of "hot properties". Real estate agents standing by for some desperate owner to hand over their home so the agent can snatch it up and resell the home for a profit. Foreclosures are big business and very profitable. No wonder the homeowner does not stand a chance.
Listed below are a few tips to avoid foreclosure. Although this lens deals with homes in Texas, the majority of states follow the same procedures. I will be adding more information shortly so please keep checking back periodically.
1. CALL THE LENDER NOW
The sooner you contact the lender, the more options you may have. Lenders do not want your house. They already have enough homes and other financial obligations to worry about. Ignoring the problem will not make it disappear. 2. READ ALL MAIL FROM THE LENDER
Read all mail from the lender carefully. The letter should list all options you may have at this time in detail. Read the letter several times to make sure you understand it completely. 3. LOCATE YOUR HOME LOAN DOCUMENTS
Read over your loan documents carefully. By doing this, you will know what options you and the lender have when you default on a payment. 4. KNOW YOUR HOMEOWNER RIGHTS

5. GET A HUD APPROVED COUNSELOR
- Locate A HUD Counselor
- Still confused with the foreclosure process or perhaps you do not feel comfortable speaking to the lender. HUD counselors can represent you in negotiations with the lender. Call 800-569-4287 or click on link to search by internet.
