Use your Real Estate Agent - Here's Why! 

Not all Real Estate Agencies are Bad Eggs you know!

As a respectable and trustworthy Property Agency based in Bangkok, we at EasyHomes do our level best to help our clients and landlords find solutions to problems which may arise.

Of course, we would all like to live in a world where tenants and landlords get along famously without miscommunications, errors, or disputes. However this is the real world, and most of our clients are Westerners (known as Farangs in Thailand ) and Japanese (known as Yippon ) in Thai. Language barriers can and do created problems from time to time due mainly becasue of misscommunication. Obviously the foreign clients are fluent in their native tongues and use English as a second language. However, many Thai landlords are not fluent in the English language or other languages such as Japanese.

This is where the Real Estate Broker really earns their money. At EasyHomes we are used to dealing with complications such as the tenant requesting some specific requirements or the landlord not supplying what they initially promised. These can be annoying sticking points for both the client and the landlord and it's easy to see how problems can arise by out of miscommunication.

However, the good news is we often find that by arranging a simple meeting, (where the Real Estate Agent really does Broker the deal), a satisfactory conclusion can almost always be found.

But what happens when the client or landlord do not call the Agent for help? Well this I am glad to say, is rare, becasue in most cases the client calls us directly, but not always. Recently we had a Japanese client who spoke good English, but not Thai. She left a building because the services she asked for where not met at the required time. And despite the fact she had a close Thai friend involved in the negotiations who also spoke fluent English, the meetings broke down and the Japanese client felt the only solution was to move on. This meant that she forfeited her 2 months deposit! So on the day of the move she contacted us to help her get the deposit back. Of course at this point we could be of little assistance as the horse had already bolted.

The Japanese tenant then realized her mistake and without prompting mentioned that she should have called us weeks before when the problems first arose. Obviously we agreed with this, and she had learnt a valuable lesson by not doing so. If she had contacted us on Day 1, we believe we could have resolved her problem, perhaps even with a single meeting. The landlord involved is well known to us and a decent one. In fact they were so sympathetic to her problem that they kindly returned her a full 1 month's deposit when they really weren't obliged to. It's true to say that many landlords would not be so considerate.

The moral of the story is, use your Property Agent! We are there to help and if your agency is worth its salt, they should help at any point during the course of the contract.

    I agree with a lot on this lens but Thailand Real Estate has a pretty bad name for itself. From experience, I would say always rent and NEVER buy here, there's just too much latent bureaucracy IMO.

There are a number of differences between renting Thailand condos and apartments. Let's just begin by saying that an apartment is rented from an apartment building owner - whereas a condo is where each apartment in a building is sold to an owner who may then rent it out or live in it themselves.
