Most landlords have bad reputations, because tenants feel that their money hungry beasts that skimp on repairs. This is why the term slumlords has come about; however if a few steps are taken there can be a fruitful relationship between you and your tenants. Being a good landlord is all about developing a mutual understanding with your tenants.

When you turn the rental property over to your tenants make sure it is in an acceptable condition. Make sure the property doesn't need major repairs or any type of pest control. Allow the tenant to write down a few things he or she needs repaired, before moving in. Ensure that these problems are taken care of before he or she moves in.

Be up front with your expectations of your tenants and make sure they are included on the leasing agreement. List these issues. The list should contain any types of general maintenance such as mowing the lawn, timely payment, and shoveling the sidewalk.

Ask the tenants if there are any special needs or expectations of you. Let them know that you're available for issues and welling to help them if necessary. Let tenants know that you will not bother, unless they call you or don't pay the rent.

Be punctual and hones with your tenants. Always keep your word and avoid making promises you can't keep. This will ensure that your tenants are happy with your end of the deal and you will most likely be happy with their end. If you tenants miss a rent payment and you are unsure if you want to terminate the lease, then refer them to a debt counseling agency. This will help you and them have a more fruitful relationship and still allow you to have a steady income.
