Decide if you want to sell quickly or if you would rather wait for the best possible price. Holding out for the highest offer can sometimes take longer but if there is not rush to sell then you might as well. If you are in a rush then reducing the asking price will get you a faster sale. It might also save you the trouble and expense of doing up your property. Sometimes it's quicker and even cheaper to sell for a lower market value than it is to spend time and money fixing up the house the it best possible condition to get the best possible price.
