Thinking of building in Utah?
Building your home has six main steps:
1. Get your loan
2. Get your land
3. Choose your exterior style and your interior design
4. Get your architect if you need one
5. Get your permits
6. Build your house
If you choose a pre-approved floor plan that, your builder already has architect approval then you won't have to hire your own architect, which can keep the cost of building your home down. However if you are thinking of something more unique you'll need to involve an architect. Blueprints are generally included with the builders quote so do confirm this.
How much legwork your builder will have done depends on the builder. Generally, builders don't step out of their comfort zone. They build the designs their familiar with, use the materials they are comfortable working with, and generally don't change much unless you insist and then don't be surprised if they sub-contract it rather than doing it themselves.
Now speaking of sub-contractors. Don't think that you have a right to play a role in choosing sub-contractors. In essence, you hired the builder to build you a house within a time frame and a budget and how he get's there is not your concern. He pays the sub-contractors, supervises their work, and takes care of things just as if you hired him to do so.
Besides paying, your part in this process is to be reasonable and realistic about what your expectations are relating to time frames. Some people can decide what they need easily and quickly, while others take a very long time to make a simple decision. If you are in category one you and your builder will get along just fine, however if you are in class two it might be a good idea to hire an interior designer to assist you because, time is money to your builder and time where nothing is occurring because you can't decide is going to cost you money.
