First Things First - What is a Home Loan Modification?
A Loan Modification is a permanent change in one or more of the terms of a mortgagor's loan, allows the loan to be reinstated, and results in a payment the mortgagor can afford.
Loan Modification - The Issues
The second issue is an "affordable payment the mortgagor (homeowner) can afford. This is subject to interpretation. We have seen a high percentage of loan modifications that resulted in default after a 6 month period due to the fact that the lender or bank did not provide enough relief to the borrower. A loan modification that results in $100.00 or $200.00 monthly reduction usually is not sufficient reduction for long term success.
Goverment Loan Modification Sponsored Programs
Banks and lenders would have you believe that its as simple as picking up the phone and calling them for advise or assistance. Homeowners have found out that calling the bank or lender is a joke. Must banks or lenders aren't interested nor motivated to offer the homeowner any type of real relief or solution.
I have personally seen the types of offers that are being sent to homeowners that are behind on their mortgage payments and can tell you that there are better deals to be had. The problem is as a homeowner you are trying to save your home by negotiating with the institution that you owe money to and they, for all intent and purpose, have the ability to put you on the street. In my eye's that not a good bargaining position to be in.
Obama "Making Home Affordable" Program
The criteria for this program is very rigid and at the end of the day the lender or bank can make the determination as to whether or not the homeowner qualifies or whether or not you or your property is a worth while risk.
